A formerly defunct office building in the heart of Corby has undergone a comprehensive redevelopment, transforming it into a new Sixth Form college. The original structure was extended and modified to introduce new stairwells and circulation spaces throughout, along with a series of classrooms, laboratories and a variety of student specific spaces.

The entire building envelope underwent a thorough refurbishment, featuring airtight and thermally efficient windows, walls, and roof. A modern heating and ventilation system was installed, with a series of stacked plant rooms ensuring very efficient control of the indoor environment.  The building achieved net carbon zero in use.

The existing building's low floor-to-ceiling height inspired an interior design with exposed services and systems beneath a sleek black ceiling.  Careful consideration went into designing the narrow footprint to accommodate the requisite number, size, and proportion of classrooms and other facilities. Notably, student-oriented breakout areas, a café, Learning Resource Centre (LRC), and external courtyard spaces are strategically positioned within the primary circulation zones of the college.
